It's not too late (yet) for a pre-Christmas move!

As November looms ever closer, many home-sellers will now be debating whether it’s best to list their properties now, or wait until January, when the market is typically at its most active.

After Christmas, there is undoubtedly a significant uptick in motivated buyers coming to market. According to industry experts, however, this should always be weighed against the statistics which point towards a window of selling opportunity in the weeks ahead, even before the market’s traditional festive hiatus officially begins.

This year, the time that it takes to sell a home in the UK has increased from 44 days (in January), to 60 days in recent months. With this in mind, the date which home-owners would need to list their property by, in order to be in with the chance of a pre-Christmas completion, is Friday 27th October (according to the Home Owners Alliance.)

It goes without saying, that many factors can influence these timescales. These include, but are not limited to, the pricing of the property, the length of the purchaser’s chain, their mortgage status, and the overall proactivity of the Estate Agent looking after the sale.
